Suburb Profile: South Yarra

Greville tours South Yarra in this suburb profile, filmed at the top of Domain Road about four kilometres south east of the CBD.

He describes the Domain Road hill as capital growth central, and the reasoning behind that is straightforward.

The precinct is bounded by the Royal Botanic Gardens at one end, with a walk through to the MCG, and Toorak Road at the other, putting trams, cafes and restaurants within reach, while Chapel Street sits close by. That combination of parkland and retail across a small footprint is what sustains demand.

Just as important is what cannot be built, since heritage overlays through these streets prevent high-rise towers, and a restriction on future supply is what underpins land value over time.

The housing is varied, with Tudor, Georgian and double-fronted Victorian homes alongside two and three storey flats from the fifties through to the seventies, which is where much of the investment-grade property stock sits. Greville points to Millswyn, Marne, Airlie, Avoca, Murphy and Caroline Streets among others.

The compromises are the narrow one-way streets, which make parking difficult, and the pockets affected by proximity to railway lines.

Information in this video was accurate at the time of filming.

Transcript

I'm standing at the top of Domain Road Hill in the leafy Melbourne suburb of South Yarra, approximately 4 kilometres south-east of the CBD.

Domain Road Hill really is capital growth central. We have the Botanical Gardens, which you can walk through to the MCG, at one end. At the other end you have Toorak Road, tram, and all the cafes and restaurants that Toorak Road offers.

Housing in South Yarra

Marne Street, South Yarra, offers a wide range of housing styles, from your Tudor and Georgian to your 1950s, '60s and '70s flats.

Typical value ranges for a one bedroom flat in the Domain Road Hill precinct are from $450,000 to $500,000, and $650,000 to $800,000 for a two bedroom. Good quality housing stock in this location is typically in the range of $2 million to $5 million.

Lifestyle

I'm standing here at the gates of Melbourne's Royal Botanic Gardens in South Yarra, one of the great attractions of this location. South Yarra is also famous for its fashion in Chapel Street, and its cafes and restaurants in Toorak Road.

Streetscape

We're driving now along Domain Road, South Yarra. Some of these streets that run through to Toorak Road — Avoca Street, Murphy Street and down to Caroline Street — also offer some good investment-grade real estate opportunities.

Turning now into Murphy Street, South Yarra, and you can see the wide avenue, the envelope of trees and some of the architectural styles. Once again you have a mix of Tudor style, double-fronted Victorian styles, Georgian, and a mix of two to three storey 1950s, '60s and '70s flats.

The thing about this area is that it is protected by heritage overlay, so you cannot build high-rise towers in some of these streets that are protected — which really does underpin the values in these locations.

Investment tips

South Yarra has some fantastic streets, such as Millswyn, Marne, Airlie, St Leonards Court, Rockley Road and Kensington Road, South Yarra. But there are compromises.

Many of the streets are narrow, one-way streets, and some of them are compromised by railway lines, so we do need to be careful when selecting investment-grade property in this location.
